FAQ for boards & property managers
Common questions from HOA boards and property managers in South Florida
Can residents force the HOA to allow EV charger installation?
Yes. Florida Statutes 718.113 (condominiums) and 83.682 (HOAs) protect residents' right to install EV chargers in their designated space. The board cannot prohibit it — it can only set reasonable installation standards. Corex provides all legal documentation so the board can respond properly.
Who pays for shared EV charging infrastructure?
It depends on the project structure. For individual installs, each owner pays for their own dedicated circuit. For shared infrastructure (community charging stations), the association can fund it through reserve funds, special assessments, or FPL/Broward Energy incentive programs.
How does Corex handle multiple units simultaneously?
We coordinate phased installations to minimize resident impact. We prepare unified documentation for the board, batch permits where possible, and maintain direct communication with the property manager at every stage.
Does the building need a main panel upgrade before installing EV chargers?
It depends on current panel capacity. Many older buildings have insufficient panels to support multiple simultaneous Level 2 chargers. We do a free load capacity analysis during the building assessment to determine what infrastructure is needed.
How long does a multi-unit project take?
It varies by scope: HOA documentation for one resident: 2-3 days. 5-10 unit installation: 1-2 weeks. Building panel upgrade + multiple installs: 2-4 weeks depending on complexity and county coordination. We plan every project in phases to minimize disruption.
Do you work in both Miami-Dade and Broward County?
Yes — Corex Electric is licensed in both Miami-Dade and Broward County. We handle all permits with the appropriate county at no additional cost. Same quality, same turnaround, same bilingual team in both counties.
